Purchase price, property association fees, taxes, insurance, Maintenance costs, capital expenditures, and other costs are looked at in proportion to the rental income to decide if the property will cash flow, or earn the investor a paycheck if they are flipping the deal.

You will find that this is not the case in Hawaii...usually property prices do not cash flow because rents are not growing proportionally with the property prices.

And the rule isn't always the best...when you get into small towns in cheap old properties, your rent might be 1.5% your purchase price, but your expenses are higher in proportion to the rent, and the tenants are more of a headache to deal with.Right now, I'm invest more actively.

@Nate Barbee We used 6" depth of  3" base rock materiel compacted, then for the surface, up here we use a 3/4 inch road mix, which is 3/4 rock with a sandy binding material which when wetted and compacted gets very very hard.

It worked OK for controlling an incandescent floodlight, and later a compact fluorescent floodlight.In my application, I could mount it on the same cover as the lamp socket; it was one of those cast aluminum outdoor covers with 3 holes in it.
