Make it easier for them to commit right off the bat, and something such as the tv, free parking, accessibility to parking that is guaranteed etc.These are nice perks, and a great addition to your strategy.

Needs to be part of the complete transaction, otherwise you are encouraging the buyer to potentially commit loan fraud....and they should not want to do that, and if you are licensed you don't want them to do that...and even if you are not licensed, you don't want them to do that.

I have never been a LP on something this small, but on bigger projects the GP charge an acquisition fee and mgmt fee, but their profit share is no where near 50% (possible exception for far exceeding projected return then GP get larger percentage of profit above the expected return.I am unable to tell the GP capital commitment.

Part of the agent’s process will be to reach out and find out how much compensation the seller would be able or willing to commit to, versus how much compensation you are responsible for.If there is no buyer broker agreement in place, you are free to do as you wish, however, if you want representation and were hoping the seller will pay your agent, the agent should be the one to reach out to the seller first to make inquiries and secure a compensation agreement with the seller.

By trialing these softwares for a given region before committing to one you can make a direct comparison on data quality.If you are just starting out, then I'd recommend to go free first and extract leads directly from public and/or county websites.

@William Coet,as @Chris Seveney and @Kevin Sobilo mentioned, they very likely are either (A) already diversified, or (B) committed to real estate philosophically, or most likely (C) the tax advantages that come with owning and depreciating property, had done prior 1031 exchanges, etc.
