@Lior GolanCorrect, you can’t pull a permit on a property you don’t own, the obvious exception is unless you are doing work for the owner.The closest I got was to talk with the town and apply for the permit, have it processed, but don’t actually have it issued until I had closed.

Now when I take it cross country  IE from my Portland home to my Vegas home twice a year.. that's a 1200 miles one way.. so I supercharge for free.. so no cost for energy for those drives at all and I will hit the free super chargers usually once a month at home.. ( there is one at the outlet mall closest to me)..

Housing costs closest to the city are just too disproportionately high compared to what they would rent for. 6-7% cap rates seem to be considered good returns in our area, which probably sounds crazy to those in more lucrative markets.

As far as I can tell, those "no money down" or "start investing even if you have no money" are at best, misleading and at worst, an outright lie.Certain methods of wholesaling seems to be the closest you will get to achieving the "no money" thing.
