During the time we lived there we made some minor upgrades/repairs- renovated upstairs bathroom, replaced carpet on 1st floor with LVP flooring, added artificial turf to the backyard, replaced pool pump, and replaced the HVAC system.

If you have carpet consider a cleaning clause if you don't have one. 

Get you some Kilz and strip out all the carpets.

The first floor bathroom and 2 bedrooms were given a fresh coat of paint and a good cleaning.

Yes, you can get rid of cat urine it just takes elbow grease, heavy cleaning, and possibly new flooring in select rooms.

Instead of having my cleaning and maintenance crew change the door code each week, I'd like to be able to do it myself remotely.
