There's no management to do... no CAM adjustments or anything.

If the tenants are on triple net (NNN), are they all paying their share of the common area maintenance (CAM) expenses and have they been updated regularly?

A fellow investor has 2000 sq ft in one such building & shares it with several others & they all chip in for CAM.

It really sucks for the first few years but save up to buy rentals and you cam find a nice office job soon.

Every buyer wants a deal but the market demand dictates what properties trade for.With CAM on the leases look for controllable versus non-controllable cap amounts and if they are cumulative or non-cumulative.

Also of course cams (*outdoor only), decibel monitoring devices, red flag policies for reservationists, ID requirements.. there are many mitigation measures that can be taken if you have the infrastructure for it, so parties just stop happening altogether.

The building is full service with CAM recapture based on a base year methodology. 

The Schlage was heavier (has to be a good indicator) and from an engineering perspective, the electronics engage a cam that lets the user operate the deadbolt, rather than actually throwing the bolt.
