I want my RE biz to be a blend of residual income with the bigger one-off commission chunks, so there's less of the feed and famine scenario! 

You should find dozens of agreements online from a Google search that you can download.Copy and paste the parts that you like from each of them, then blend all the bits and pieces together, so they flow properly.Then take it to an experienced REAL ESTATE attorney to review for legal compliance and offer suggestions.Ongoing you can update as you encounter new issues you want to incorporate.

We’ve always done a blend of some hands-on (I paint, hubby swaps out light switches and fixtures), and we hire out almost everything else. 

If you are not 1031 exchange you might go after a blend and extend property or a ground lease where you have typically way below market rents compared to absolute NNN.These days on the broker side I really do not take anyone working below a 3 million price point.

In the world of real estate, most transactions are on a spectrum:  They either cashflow heavy, appreciate heavy, or a decent blend of both (with neither being heavy). 

Maybe it needs to be blended with other strategies.I sort of think of a sponsor of a syndicate as an arbitrage player.

I purchased towels from all over the place, Target, Walmart, JC Penny, Amazon, Bed Bath and Beyond, Fluffy Towels, Luxury Towels, Bamboo Towels, Turkish Blends.... oh and the list goes on.

Both of those are stain magnets and hold on to them.I would change to a white set of 70/30 Cotton/Poly blend.
