Wayne, I vote for choices #1 or #2.

We were about to close on a refi locking in a 2.5% 30 year fixed and pulled the plug at the last minute to switch to the All in One, but the lender pretty much told me why I was making a poor choice, so this is very affirming.

With my background as an electrical contractor, flipping seems like a natural choice, however, I'm also interested in BRRRR as I'd like to hold some properties and rent them out.

I hear and read time and time again that it is very beneficial to be in the same room as people that are where you want to be financially but I don't know how to make that happen exactly.

It may also be beneficial to consult a local attorney or your property management company for guidance on lease-breaking standards in your area.

Would it be a beneficial/does it make sense to run the "business" transactions through the LLC (collecting rent, maintenance/repairs, etc)?

However, as an international investor, I have choices and I'll put my money where it's treated best.
