In Maricopa county, once a house gets an NOD (known as notice of trustee's sale here), it gets assigned an auction date.

We have explored auctions and done our due diligence but I would love to use the BP community to make some solid connections in the WNY area and learn some other ways you all find inventory for flips!

If you want to target these individuals, it's best to wait until the auction date is available on the Master of Equity for your county.
