To answer your questions, my initial thoughts are:1) Who is the ideal tenant - any real estate related start up or small shop, including - architects, independent brokers, appraisers, lenders, equity investors, contractors, developers, investors, designers, escrow officers, etc.  

I know some architects are charging full development fees and of course, the plans are always the same since the size is regulated.

Like title states.I am looking for an architect who can draw our plans for a remodel and addition and deal with permitting.House is in Berkeley and we are taking possession in 14 days.

I would call around and talk to some of the architects that have been building in Boulder County lately.

Design fees (architect, structural engineer, etc.) are around 8% to 15% of the construction cost.

Does anyone have a suggestion for an reasonably priced Architect to draw up some plans for a house in Las Vegas / Henderson?
