I am using a family members line of credit on their house to build an ADU in the back of my 2nd property and I will be in debt to them approx. 100k plus about 8-10% interest.

My short term rental numbers cash flow much better but I really do not know if I am using the best daily rates and vancancy figures for properties I have analyzed. 

I have a good friend that is a music teacher here in Michigan.  

I am using rental income to pay it back but i dont see myself paying back 80k in less than 10 yrs...tenants are paying for it...the idea of paying it off and using it again assumes you have a lot of cash flow and personal income to do so...all depends on your strategy

I live in Colorado, which is also the only place I've invested thus far, and am used to paying 1/12 the property tax I would pay in Texas, so it's proving to be a mental block, and I'm trying to learn more of how other investors negotiate high tax states.
