To my point of view it is the only way I can have good cashflow after the Vacancy rate, Repairs, and Capital expense.

I do this in Google Sheets and it gives me a birds eye view on how my investments are performing. 

Appreciation does also exist in Oakland, it just doesn't rise as fast as properties in hot markets like Mountain View or Palo Alto.
