You'd want to work with the REIT sponsor and your CPA to understand the expected timeline for this a bit more.  

Admittedly, I am not one that typically finds paid mentorship very valuable, but I also respect that my degree is in business with a focus on real estate, and my first job out of college was in real estate (so it is a little hard for me to take my 20 yrs of knowledge and rewind it to try to view mentors from a completely fresh lens).A couple points: I view mentors, especially these expensive ones as a catch-22. 

Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620 (approaching 22% probability of default), many blemishes, but should have no evictions in last 2 years.

I've also heard that traveling nurses are good mid term occupants, so try reaching out there. 

This may seem controversial or “not by the book” for many.  

Other towns have floated the idea of trying to regulate BnB's, but no major laws that I'm aware of have been passed.

I am thinking of trying to get a network of investors to meet regularly to exchange ideas.
