You must  negotiate the deal up front on who does what, % down payment, contractors to use, painters, financing, etc as it could be a 60-40 deal or any other split as well.

Julie  boy in our market if you can get 3 bids that would be amazing .. our sub trades are so busy and so swamped lucky to get one.. and there is raiding of subs going on.We lost our painters  ( and I gave them 27 homes to paint in and out..) to a national builder who paid them just a little more.. they just left.
