I understand not being at the top of the market but I don't understand the camp of renting to good residents at 80% of market rents when it's just as easy to rent to good residents at market rates.

I attended Brandon's Webinar "How to Evaluate and Offer on Rental Properties" and I could have sworn that he said that this boot camp was free with Pro annual membership.

-I’m not in the camp that thinks to wait to buy investment property till 2022.

It's also in close proximity to UTSA and a relatively easy commute to either Lackland Air Force Base or Camp Bullis, leading to a consistent demand for rentals and a solid tenant population.The neighborhood is within Northside ISD and currently zoned for Fields Elementary, Jefferson Middle School, and Harlan High School, all of which are rated 7/10 on GreatSchools. 

Not sure how to figure out occupancy percentages or over night rates.

Maybe I left the outside light on over night by mistake?  

You don't want to acquire a park with expectation of a certain amount of income that will service the debt, and then have a COVID type event or a recession empty your park overnight.
