Thank you.Just an update, the wire transfer for my draw showed up in my bank account today after waiting well over a week and it was about 1/3 of the amount it should have been, now I have to follow up and see where the rest is and what's going on. 

I'm not sure of the legality so I can't comment there....either way though I'd just go get a personal loan for a balance that low or transfer the property sub-to...

I think furnishing the unit you are in (getting it all nice and tidy as well) in the mean time and then transferring over to the vacant unit once it is up is a great idea. 

Contact the notary/title company/lender on the transfer deeds for copies of the Trust.

As long as both owners are notified and served with the foreclosure, then the entire title should transfer to the buyer.  

It sounds like the title will be transferred to a land trust, and my LLC or I personally will be the land trust beneficiary.
