Hey @Ariana Pope,  I would just use the WB-11 Wisconsin Offer to Purchase for the contract itself, it doesn't matter that you're not a licensee and it's better should you, god forbid, ever end up in court if this contract was used.

Yes possible but best done by a licensee so they don't have to play games and pull their typical scams on the seller.

The Real Estate licensee will assist the the search. 

Coincidently, I spoke with CAR the other day, $999/yr for electronic form access, pretty sure you don't have to be a licensee or Realtor. 

This is an admission that one is acting as an agent, and is either acting as an unlicensed agent, unlawful in all states, or if he is licensed as a real estate agent/salesperson/broker, then probably acting in violation of the state real estate licensee statutes.

Many brokerages charges their licensees transactional fees in addition to the splits on their earned commissions.
