He did all the rehab in the beginning when he bought the house, that's why its now in a stable cash flow condition. 

I bought my house in NJ, but looking in the North Eastern Region of PA where I can gross 2k a month on a 4 unit property.

So, if you were moving far away, I wouldn't keep the home just to have an investment property because if you own in NJ and bought more than 2 years ago you should have groundswell of equity to move into a better cash flow property.

And the bidder assumed I was trying to talk them out of it so I could buy it.. they ignored me and bought it.I also bought a first in Vancouver WA ..
