If I were to sell a property in Washington state and buy a property in California can I do a 1031 exchange if I am going to move into the property in California? 

I think it makes most sense to create a buyer's list, and then move to contacting prospecting sellers.

It's important to get to know your team and trust them before moving forward. 

With that being said, when we're looking at commercial properties there's a LOT more due diligence that goes on that many 'wholesalers' lack and a lot more moving pieces (ie. capital, lending, etc.). 

They have an in-house RE attorney, so their evictions move along super quickly.

Now that we are 10 days from closing, I am talking to loan officer to get the Closing Disclosure so that I can know the exact cash to close (I need to move money from brokerage to bank account) and he is mentioning about 2% IPC limit. 

Evaluating different options from that standpoint will allow you to best determine what will truly move the needle in terms of your wealth building. 

I’m glad you were able to move on without signing, shows the agent understands/is a good guy/gal, or knows other firms wouldn’t require such a signature. 

Did you find any prior knowledge (tenant screening) of pets moving in?

I would also target ones that are ideal for renting out when you move out so maybe do a lower price point.
