I knew the split would involve electricians, utility company and possibly permits, but I did not see $360 electricity bills from a 2k sqft duplex with minimal electrical usage from myself and my tenant.I'm going to start the process to split now, but the timing is bad.For 2014, verifying split utilities in multifamilies is now a priority.

Currently performing 400 inspections per year. 6 months of apprenticeship before he started inspections, no relative trade exposure before then.Inspector #2: in business since 2011 (A- rated on bbb website, no complaints, however short history), previous trade was electrician, also does commercial inspections for insurances.

A call comes in, I dispatch it to the appropriate team member (handyman, plumber, electrician, accountant, lawyer) and pay for services when billed.

It is likely that you will find agents in your market who are knowledgeable and can help your reach your investment goals while offering discounted commissions if you do multiple deals per year.Realtors are no different than plumbers/electricians/HVAC/etc - all cheaper to buy the service of than becoming licensed to do.

I should know by tomorrow.Talked with some friends that are investors about their work crews and who they are using and got some good contactsHad coffee with one of my good friends and life mentors this morning who has offered up his skill set of knowledge and humor  (CG, Master plumber and master electrician amongst other things) to come and work along side of me in this at a price point that will drop labor costs dramatically (he has had to put aside his building business for the past two years due several severe injuries from multiple tours of military service over many years that finally caught up with him).

I handle all my own routine low-level maintenance and have working relationships with a local drywaller, a painter, a plumber, an electrician and an HVAC guy in case any big projects arise.For the security deposits, I set up a separate savings account at my local credit union and do the "set it and forget it" mentality.

I have called Property Preservation to get utilities turned on for an appraisal and was told that city inspector needs to go to property to recommend electrician before they can be turned on.
