I am looking to get a matching pair of kitchen appliances (stove, fridge, dishwasher) for a new rental property and came across them on CL.

Make sure everything works and repair or replace as necessary (garbage disposal, dish washer and microwaves are typically the first to need repair).

  $1,200 may be OK for this property, but may be tight if there is a bunch of deferred maintenance that your tenants want addressed and they don't want to move (fix/replace my dishwasher please!).

I have been using all of my free time(not much with 3 kids and we both coach, volunteer etc) to read and even listen to podcasts when I am feeding my newborn at "crack of dawn".

Dishwasher drain not up to code. etc., etc., etc.He is writing all kinds of things down that are not up to code, but this is the way that the homes were built years ago.
