I use the Texas Lease Agreement (however, I am a REALTOR), and in special provisions, I attach the language that basically states they agree to a sales price of $XXX,XXX and will have until XX/XX/XXXX to get a loan in their name (I usually do 3 years) or the deposit is non refundable.

As far as marketing.. do multiple posts each a little different,, if it's a 3br could list as 2br with den besides as 3 br. anyway the important part is to list how many people you accept for occupancy.. and keep to that number, or less.List credit score over 650, income 2.5 times the rent, occupancy (X), deposit $$, utlities are xxx.

I don't show the unit without a pre-screening phone call first, and I ask them to either call me at xxx number, or send me their number and I'll call them.

City code may demand that you provide xxx number of parking spaces per your dwelling size. so off street parking may be available but your more than likely required to give at least 1 parking space per apartment.

Document take photos of what's not being done. or anything else that you have noticed.If they are on month to month just simply give them written notice to vacate.If they are on year term then give them mutual lease termination.But before you do that write up infraction / lease violaton, for non-compliance of lease,, lawn care, xxx,xxx, whatever and give XXX days to correct or you will take further action.. so non-renewal, mutual lease termination, evitction, what fits your circumstances.. any police reports,, add that to the list..

Costs should include any painting.. and confirm with landlord any other items that are in question, ask for a move out inspection the day you leave make appointment and say you will meet him at xxx time to do the move out inspection and hand over the keys, do it about 2 hours before you have to give up the unit for lease end,, if he says any charges for xxx not clean enough then say I"ve got cleaning supplies in my car, give me xx minutes Ill get it done right now and so you can come back in xxx and I'll show you it's clean..or you can wait why I do it I still have a few hours until my lease is formally over.
