If you are they typical newbie without much money and credit not all that great..Or maybe you don't have that problem but not to sure how to get started as well..This is for those who haven't got their first deal or not having consistent success..Here it goes, first of all get to understand your market, attend club meetings and network find out who the players are, your making a step of doing that already just by posting on the forum..Also educate yourself but warning don't overload yourself with with tapes and seminar materials it will lead to confusion and alot of money spent..Not saying seminars are bad sometimes we can get so excited that we're spending more money than we're making.Find a strategy that fits you and develop on it.

I don't need the equity from the townhome (although it can help to reduce debt load) to buy my next home.I like to get some feed back on whether it makes sense to keep this property or sell it and keep the money either in cd, stocks...and look for other rei.RegardsChuckThanks for your input.

I am assuming you would compare everything to a risk-free type investment like a CD or Savings Account and additionally maybe something like a mutual index fund for your analysis.For me, I believe I would normally pay somewhere between 700-900 on rent not including utilities.

HISTORY REPEATS itself...so once upon a time...we had no C/D paper loans -whether it's the bank fault for their programs or due to individuals taking advantage of the programs...we will one day have no C/D loans like before - if all of the so-call experts don't take some responsiblity in this industry.As far as people making a good living on these type of transactions is a given - I'm fully aware of the LOVE of MONEY will cause individuals to do pretty much anything to get it!
