I just bought a lot last year for 60k for instance that I am going to do a spec on .. there is a lot of factors but Schools are huge one.. and the lack of public transport as well.. if the bay area had a train system like Chicago for example things would be a little different as well. you could go to the open areas to build and still be within a 45 to 60 minutes train ride to work.. which is not out of the question in the US> Growing up in Cupertino we even back in the day had some of the best schools in CA.. for those families that really valued education ( mainly Asian cultures) flocked to Cupertino..

Likewise, he says he understands the HOA fee downside but he believes we would have much less risk than with a house, particularly at the price we could afford now.He says houses (particularly cheaper ones) mean roof and garden problems, as well as damage from kids and pets.He wants condo, professional female, clean and safe even if that means lower profits.I just don't know how we can do DFD with condos.

and well frankly they run it like a mini prison. fully fenced with barb wire tops full security system on site security.. and Men are not allowed.. the units are all rented to females and children and all on Memphis housing vouchers.. if they are not married no men can come in.. there is some law in Memphis about trespassing and if the men try to sneak in and shack up with the tenants the law is called and they can get arrested.. this is how you run those asset class's can it be done yes.. if done right and you earn the little extra in cash flow ....

The property is simply a maintenance money pit.Rentals, in order to generate the highest returns, should be leveraged to the maximum and the cash put to work, like children in a Asian sweat shop, to work earning it's keep.

Turns out he had leased to a single female and had written at the top if the lease "Lease Purchase" and the tenant had moved into a house that still needed a lot of work and had paid for some of the work, had been told a price to buy the house ( but apparently there was no mention of purchase in the lease).
