I just warn folks on the lower end rentals.

All I'm doing is trying to warn the readers to beware and do their due diligence and not rely on bogus claims made by the insurance sales agents.I do know a little about life insurance, I was in the life insurance business and still keep my license active.

I've read about it and my inspector warned me that was his big rookie mistake...  

Without giving them any type of written warning for these issues, you may have difficulty making them leave if they challenge it. 

Honestly I don't think that we will purchase this property based on everyone's warnings but I think I'd like to see how flexible the seller is and what exactly his terms would be.

You have been warned!  

(WARNING - look very carefully at the wording of any Buyers' Agreement)!

Apparently running-up the water bill is a common "revenge on landlord" strategy there.He was angry with us because we expected him to move his vehicle for snow removal and had fined him after several warnings (our policy is the tenant pays for the call-back to have the plough service return to clear the drive).
