My wife and I have been doing an MTR-exclusive startegy for 3.5 years, and we still have a hard time figuring out how to predict vacancy, especially in a new market that we're considering.If we look at FF's (pretty crummy) data on their website we either see very few listings, so we think "no one is investing here; bad" or we see a lot of listings and think "too much competition; bad". 

There's a website called intelius which allows you to do unlimited people searches in a 24 hour period for only about 25 bucks.

Is there a particular website you suggest to further look into this? 

On many of our web sites there will also be calculators to help you determine what your tax liability would be.There are a number of folks like us right here on BP who are qualified intermediaries. 

I valued it by looking at comps for similar sized properties sold in the last 3 years, and the assessor's website.

I’ve seen a few websites about seminars/training, while google searching but then see reviews that aren’t so great.
