If we refinance, I think I can get our payment down to around $400 per month, at which point the average monthly cashflow from our existing rental can take care of our primary mortgage and we'll have virtually no house payment (except for taxes and insurance).

I believe most AC beyond 18,000 BTU are 220 volts, but some years back, 110 volt units can still be found.I don't know how cool your AC's keep the units, but when the AC is borderline, it's virtually useless as tenants keep complaining there's something wrong with the unit, or it's too small.

I've moved tenants out for multi-week timeframes in the past and summer has been virtually impossible to find long-term stay hotel rooms or short term rentals - too much demand from the vacation folks.I'm closing a ready-to-go vacant rental in 30 days I'd offer you, but sounds like the timing's not gonna work there.
