Things holding seller up from listing is the minor work, and cleaning up their ex's stuff that was left behind (that ex claims to want to sell with no sense of urgency, being as that they are not contributing to payments).

Looking at properties that are already UC, just lack of urgency.

(all lists go out of date, but due to the fact that there's a possible inevitable pending court date, sellers might have a little more urgency than your general equity list.

But again, we don't have quite the sense of urgency to move out of the house as someone just doing a straight flip.Hope this helps!

It allows more flexibility to potential buyers.It also normally reduces urgency for closing on the part owner.

But I get the sense of urgency to make things happen.

Know the timeline from when the initial NOD was filed therefore you can have a good handle on the urgency and relay that appropriately and very very important...........DelicatelyBe ready for some to not be talkative but more so insistent that you may have in some way offended them by simply mailing a letter or calling. ( shocker i know but its the reality of it ) weed through those you cannot help and focus on the ones with potential. and you should be fine in the long run. if you have never had any conversations with people about selling their home freshen up you will hear all kinds of things and some that will want you to come buy it cash on a friday when their home is up for auction on monday though they have had your marketing since the beginning. 

The lack of urgency, the pain of having to move and find new tenants, complacency with already having a good spot where I live for free... changes in the market since the first ones that make the deals look not as great.
