I second the advice above about taking out the language about only one family staying there.

Does your lease have any language about the lease being voided if they lie on the application?

If you are thinking short term rental because Universal studios is fairly close, you can't STR in Orange County, so that is out too. 

@Bonnie Low if you have an international student they will have an SSN if they will be paid by the university or sometimes get an ITIN to open a bank account. locally you may be able to search by name in local databases but it isn't usually helpful.

If applicable, it also gives you the opportunity to update language regarding utility reimbursement methodology in the lease.
