Agreed with @Gregory Schwartz, the gifts with a personal touch are the most memorable.Gifts related to their hobbies/interests are the best.I typically land at $50-200.I work with a lot of clients who buy properties that need work, so I usually throw in a Home Depot gift card with a handwritten note.All the best!

During Open houses where families roam freely, this is bound to happen unfortunately.This would be unacceptable if it were a private showing with only one set of buyers and a buyer's agent accompanying them.I have young children, and if I tell them ten times to keep their hands to themselves, they might still forget and give in to the urge to touch some toys.

If it is being sold as-is and they are only entertaining cash offers, it could be because the house is not habitable in which case a bank won't touch it with a mortgage.
