Most of the time it is difficult to get in touch with them because they know that there is a problem, and they will avoid.

If you had only taken the time to see the area yourself, you wouldn't have touched it with a ten foot pole!

It’s actually better that it’s out of probate as many lenders won’t touch it if it is! 

Agreed with @Gregory Schwartz, the gifts with a personal touch are the most memorable.Gifts related to their hobbies/interests are the best.I typically land at $50-200.I work with a lot of clients who buy properties that need work, so I usually throw in a Home Depot gift card with a handwritten note.All the best!
