If you said a B that is a bit shaky, maybe B-, eeehhhh, maybe, maybe that's worth it, but C has this talent for venturing into D levels all too often.

Notify your lender that you are not going to use them because of their inability to get an appraiser and then at the same time you also need to let your state regulator know that because of the appraisal industry’s failure to bring in new talent, you have no faith in the industry at all and will not be purchasing.

I have also worked with some architects that are incredibly talented with design and finish selection.Regardless of structural or not, there are non-structural changes you may wish to make that would still require drawings and permits.  

Then you’re totally relying on their talents.

Buying turnkey requires practically no talent but if you're killing it at your day job, who cares?
