If you didn't have an actual solution to give of how to contact out of state owners living in NYC without my having to take a trip, why comment at all?

Looking for a cost effective solution that looks nice and that would help sale or rental efforts.

Or does he keep doing what he’s doing, which to me with our growing family isn’t sustainable.  

If there is no solution other than "you take the risk", it seems this would be a death-toll to selling houses at auctions absent a huge bucket of cash to cover losses if they happen.  

Its takes days to get a email returned (if it gets returned at all) I call and leave voicemails and dont get any returned calls, my borrowers have reported to me that they cannot ever get straight answers or solutions, It takes 30 to 45 days to receive my money.

Explore other financing options or creative solutions?

This MIGHT put us back in budget - but I'm not convinced it doesn't also carry significant risk at this point.As a side note, because of how much cash any of these solutions appears like it will take us, we're wondering if there are personal lenders or hard money lenders that do these deals. 

Technology Concerns: I’ve heard mixed reviews about the technology solution offered and “pre-vetted” deals, with some saying it’s unreliable, expensive with hidden fees (e.g. finder’s fee on pre-vetted deal).
