But a lot of the time the surrounding houses have been sold quite some time ago, and they are incomparable when trying to use appraisal rules. 

Surround yourself with like-minded people, build relationships, and you will accelerate your learning and growth!

I fully recognize that's true because of the people I surround myself with.

The most education you will receive is when you do your first deal...surround yourself with investors and agents that are investors themselves to help guide you and prevent you from making any major mistakes and you will be fine....there will always be several things that you learn from on your first deal!

For example, when I search for single family homes up to $100k in Pensacola there are only 16 options as of this morning and only 27 if I open up the search to include the surrounding areas.
