Providing MLS access with targeted auto searches, then providing tax records, area rental history, and flood zone asap on any property marked as a potential is very valuable, easy to do and saves a lot of time as if it doesn't pass that initial evaluation, no sense in taking it further.

There are reasons why most of them are motivated, and I'm not interested in taking on their problems.

With this being my first investment opportunity, I'm not sure im comfortable enough yet in taking on the work for the tear/down rebuilt, although its certainly in my mind now!
