Its not a smilie at the end of the sentence situation to loose good friends or create bad blood within a family due to borrowing money on some deal!!!!

I would work on your criteria and weave it into a smooth free flowing sentence or two about what you are looking for. 

If you can’t answer it concisely (about 5 sentences are less) you probably need to do more research because you don’t really know why you’re buying this property.
