I cleaned it up, took pictures, posted it for sale, fully expecting to use Section 121, as recommended all over this forum, instead of doing a Section 1031 exchange, which I had originally planned to do before asking about the Section 121 law on this forum!!

Ok, for anybody still interested, I located the applicable regulations.Performing repairs yourself on property held within your SDIRA fall under United States Code: Title 26, § 4975, subpart (c)(1)(C) which reads:(c) Prohibited transaction(1) General ruleFor purposes of this section, the term “prohibited transaction” means any direct or indirect—(C) furnishing of goods, services, or facilities between a plan and a disqualified person;As stated above, it is a little vague and subject to interpretation.

I have been told to start off in the rookie section and go on YouTube and listen to as many podcast as possible.

It's like the Zillow Estimates... it just aggregates the data from across the board, which is a good start, but it won't account for nuance and detail (e.g. a corner property selling for a 5% premium compared to non-corner).

Finally over the last couple of years I was able to turn the corner and was finally ready to take the plunge, but living in Southern California meant I needed to get over the Out of State investing hurdle.
