Then I would like to have some scalable presence to keep me active and provide a positive cash flow “hobby” (which could increase my number of non-positive cash flow hobbies.)

We don't entertain that as an option because it's not scalable in our opinion. 

Once you feel like you are a top-notch closer, or have hired someone who is, then jumping into the expensive but more scalable marketing channels- such as PPC - becomes a good option. 

That is the mission I am looking to tackle head on over the next couple of months, while also making the process as scalable as possible.

Hell my previous company, I loved it but the ceiling was low and not very scalable. 

The software is very scalable as well, so if you have a single family home or 1000 units the softeware still works.

If you can get the process from scraping > organizing/formatting > sending marketing > filtering calls all setup the scalability for such a system would be impressive.  

I have cash, good credit, a scalable business with a track record, connections to HML & PML, and of course a hard work ethic.

That skill, once acquired is highly scalable.
