Repurposing each floor into spacious home suites, with indoor gardens in each home, a restaurant on an entire floor, the rooftop with a pool and gym...capital heavy but if it can be streamlined into a science, maybe its new upscale housing fir the cost of a complete interior remodel vs building a stick frame on new land out farther away from the city.

I was making an observation that many operators will find that underwriting deals to make the numbers work with the new loan terms and reserve requirements (albeit justified) will lead to less new multifamily deals and less operators that can qualify within the framework of the new lending standards and reserve requirements.

There are a multitude of ways this isn't adding up, as you are observing.

Through BiggerPockets, I identified the realtor I wanted just by observing his knowledge of the market, his own investing experience, and his responses in the forums. 

My realtor told me that the appraiser did a more thorough job observing the home than most.

I also observed that in US most of the states allow us to search an address in the county website to find out the details on the property but looks like that's not the case here in Canada

You have to be careful if the person is a member of a protected class because they could claim you denied them based on that and not the neck tattoos.The best policy is to set your standards based on objective, observable criteria and then stick to it.
