For me it's:-A good work history-They meet or exceed the monthly income and credit requirement-No prior evictions/never sued by a prior landlord-No/minimal criminal record - no drug arrests/no violent crimes.

Be careful, you can't evict someone just because he USED to be a murderer or drug dealer.Focus on the lease violations.

If there was meth or drug use in the house, they might know.Finally, for one property we purchased we went down to the police station and asked them to pull up any records in relation to the property.Maybe the chemistry kits will get you better results, but this is what we have done as part of our due diligenceMike.

If you want a written verification;Were rents paid timely.......how many times over 5 days------10 days-------15 days------30 days--was the property return in like condition-----did the tenant comply with lease terms------Such are straight forward questions that are pretty black and white, there is no liability in answering truthfullyYou can't expect a wrteen answer to; did you ever suspect drug use?
