SBA you have to go through a bank and qualify just like any other loan and with no verifiable income you would get denied.find a equity partner that's what you need.. get your bona fide's established then branch out from there.. this is how your going to do it.. and then pinch yourself you so lucky to play in a sand box were you can buy a house for less than most cars. and get into the industry.. out here on the west coast cost of entry is well north of 100k and in other parts of the west it could be 500k minimum to get started..

You have absolutely zero control on your property and you have to hope that the managers will make these figures, who I'd take with a pinch of salt given that they come from those who market the project.It's definitely not for me but I'm sure there are investors who think this is something for them, whether they understand what they're doing or not and the risks they'd be taking.

He helped me when I was in a pinch when my contractor walked off the job and this guy was a family friend who had done work for my dad and basically saved the day and was able to step in and finish a flip of mine because everybody else was booked out months in advance.

Every time they ask you for a repair, you're going to be asking if it's reasonable, not because you're concerned about spoiling your tenants or otherwise training them to be needy, but because you're pinching pennies so hard they bleed.For me, I want my properties to always be the best they can be and my tenants to be as happy as possible.

Some days it can be very, very tough, and other days you just want to "Pinch" yourself because your having so much fun; but it isn't a Passive Investment like you might get with some of the other options you mentioned... but in my biased opinion it's a whole lot better.I hope that helps a little.All the Best!
