@Mat O'Grady some of the deals are just sitting on the MLS. 

I have a question regarding smaller items in rental properties, such as pillows, door mats, small floor mats, bed covers, etc.

However, and I never thought of this, but the feed and leftover vegetable scraps from their garden they leave for the chickens has attracted a HUGE colony of voles (half mole half mouse).

Too much headache and this is a constant mouse-wheel type situation.

I don't want to get into a "cat & mouse" game (pardon the pun) where the cat hides when I visit to follow up on this, and the tenant continues to deny its existence. 

I put out bait stations and haven't had a mouse inside in almost two years.

I told him it wouldn't matter if Mickey Mouse was on the lease he still can't kick out someone who has a legal right to be there.

Give a mouse a cookie...In the end, you'll have to decide what is a reasonable maintenance request and what is not, and communicate that to your tenants.
