It is a tough field where I believe many of you here mention when you are starting off you have to get prepared mentally you wont have an income for a while.If anyone here in the Arizona area, I would love to link up and learn more. 

If your tree is in good health, you have no knowledge that it was unhealthy, and it damages an adjacent property; then it is not your issue. 

Contact the owner/borrower and make sure if he/she is still alive, find out what the problem is(health, job loss, moved, etc).

I think the issue you bring up about people thinking wholesalers have some sort of obligation to hand hold sellers comes from the communistic nanny state mentality. 

Kids grow up with a throw away mentality and don't know how to fix things and have never worked on anything. 

An abundance mentality is truly the only thing someone needs in this industry, and you'll find everyone around you is focused on MINE MINE MINE and scarcity.

Long story short, after a few backs and forth, and a long delay from the seller's agent (due to health issues), we finally got the contract signed.

Im in a similar situation with a municipality, but if you are able to cover health insurance through the service, that makes the transition out of the traditional W-2 much more feasible and also covers all of your bases.
