Problem is that i don't have $2.75M laying around (yet :-) ) so I will need to obtain it another way.So Im looking at this and saying that even if i had ~$3M it wouldnt make sense to do this deal as the cash on cash isnt justified.

As someone who has been looking at homes in the Bay Area over the last year, the homes with original details stand out (and sell for more) among the generic flips (grey wood laminate, recessed lighting, white cabinets and subway tile and all beige bathrooms).

-Also got the bathroom tiles repaired, that was a bit of work as well-Had the initial floor sanding, that took out a lot of stains and odor, but still need some repair work done. - have now confirmed all the baseboards need to be replaced, the cat urine is down behind them-- another small bit of cash I was hoping not to spend.

A cosmetic related problem is that the tub is not centered in the tiled deck; it's much closer to the far wall than it is to the front of the tub where a person would have to enter.
