You're either going to sell at a loss and have to make the difference up at closing from your other assets or you're going to work out the debt on the property, get tenants in there and dispose of the bad memories whenever you can do so at a reasonable profit in the future.

We self-manage our MTRs in Colorado Springs and Denver and nearly all my STR investors self-manage, and that's a more time-intensive job than LTR management (which is what I'm assuming you're talking about).Good luck in your next year.

I prescreen over the phone before we meet and you get to see the home so I weed out a lot of people before we even meet but there have been a few families I really liked and was routing for that did not work out.
