Sometimes there is a disagreement as to what caused the loss (water damage in your case), and in those cases you need to make sure to preserve everything so it can be examined by the engineers.In this case, I would equate your work to-date as putting a tarp on a leaking roof due to hail damage - you had to make these repairs to minimize expenses instead of potentially having to move your tenant into temporary housing, which would likely be much more costly.

I've seen this more than once in the spring after Texas hail storms and tornadoes.I do subject-to and Wraparound deals in Dallas, Texas and my title company will close the transaction and issue title excepting to the prior lien, but I require all parties to appear in person in my office to execute the contract.

Like in Texas a good hail storm foundation issues and or for anyone a bad tenant.. in my mind with only 20% into properties your running an under capitalized business unless you have a few hundred grand liquid to back it up..

Here's a '78 one we're trying to remodel right now:The roofs were a rolled metal material laid over a very lightweight and flimsy 1x2 and 2x2 truss system that was extremely fragile and vulnerable to damage from falling tree branches, hail, and if a repair man didn't know how to walk on them the trusses were easily broken.

Clark Brothers Roofing inspected the roof and noticed hail damage and missing tiles from wind damage which he advised should be covered by insurance.

Some schools also fill up in August, so instead of getting the school down the street, you could have a longer drive....so probably buying in the Spring is better if it is convenient for you.Every place has natural disasters, like we imagine fires, floods, mudslides, power outages, and more for CA, we do have an occasional wind storm or hail storm here.
