Also tradesman are booked up with ton of work so can be hard to get small projects done well or it'll be expensive unless you have solid connection and even then a pain Things are slowing down though but by no means are people dumping properties and if they are still plenty of cash flush buyers.

I have a sense that the first few properties I buy may not be exactly the properties I end up with and for me I would like to flush out the general idea of how to transition and in-return be able to share my approach with other investors to eventually build up to to that 50+ multi-fam complex I am going to build out a sheet with what I have in mind and shoot to share it with folks to see what the can tell me is good or bad.

In fact, we charge a higher lease-up fee if an investor/owner requires agent showings.In 3 years, the most common issue we find is someone using the bathroom and not flushing.
