@Pablo Flores we hit those numbers in lake havasu, and elsewhere, but it's easier dollar-for-dollar in the greater PS area I agree!

I'm running numbers based off of current vacancy rates, but I feel like I may be overestimating because my market is in a drive-to destination, and I imagine that will drop off a bit in 21/22 once people can vacation in Mexico, etc.I am looking at a skiing/outdoorsy community, hoping that those vacations wont drop off as much as the beach destinations.

I have a tenant here at the apartment complex I manage, I am not the owner, I am just the landlord, we will be turning heaters on on October 31st, which we do every year, and according to my boss, New Mexico laws state heat needs to be provided by the landlord from October 31st until May 31st.
