I started free but now being property manager and landlord pay just $9 every month or flat discounted yearly fee and get all my rent paid through them. it's take little bit time but it's all documented and managed and I manage all my maintanance request and expenses thru it as well.

You can find a broker to work under that charges you a flat fee per listing/ sale, instead of a percentage. to save money.

The only reason we asked for time to do an inspection was due to a strong recommendation from a realtor in my moms office (she's my agent and this is her first deal as well), based on the fact that the seller flat out said due diligence doesn't apply.
