An enterprising person could bring their camper here and park it at a campground and rent it out for probably $1000/week.  4 guys would split it, 2 on days 2 on nights

If not a complicated enterprise with no partners, a boilerplate OA should suffice.Do not do active income activities (flipping, wholesaling) and passive income activities (rentals) inside the same entity. 

My thought is that being that they seem to be a rather large enterprise with big projects in chicago, money shouldn't be an issue.
