I want to add a bedroom and make the bathroom accessible to all guests/residents WITHOUT putting the entrance in the kitchen or dining area. 

I have a home right now that has white carpet in the dining room that is over 20 years old and looks brand new.

Very much need to be done and have this up for sale by end of month.The kitchen floor is finished, but there are three other rooms left downstairs (dining room, front room, and side room) and a bedroom upstairs that still need completed.  

New floors for dining room & Kitchen.New kitchen cabinets, as well.

I have an upper duplex that is about old linoleum and half carpet with the carpet being in the hallway, living room and dining room.

Many times a dining room can be converted fairly easily depending on the layout.
